This 244-unit multifamily community in Mesa is located at 6151 S. Power Road on a uniquely positioned “island” site bordered by Power Road on both its east and west sides. The project required coordination across multiple jurisdictions, including the Maricopa County Flood Control District, the City of Mesa, and the City of Gilbert, each with distinct requirements and review processes.

Greenlight Construction managed the development through extensive coordination, design iterations, and approvals involving several governing entities. The project also included a final rezoning and lot split to accommodate adjacent commercial land, with shared utilities and access points carefully planned and executed to ensure a cohesive and functional site.

This 89-unit multifamily community in Scottsdale is located at 2240 N. Hayden Road and was developed on the former site of a Baptist church as part of a broader property consolidation. The project required an extensive design review process with the City of Scottsdale, adding complexity to both planning and execution.

Greenlight Construction delivered the community while navigating site-specific constraints, including accommodating existing 700-foot-deep EPA-monitored wells that remained active throughout construction. The project also marked the first Cabana development to incorporate both two- and three-story building types within a single site, requiring thoughtful coordination of building layout and construction sequencing to achieve a cohesive final design.

This 226-unit multifamily community in Phoenix is located at 5300 E. Washington Street and represents the first ground-up Cabana development. The site’s existing zoning allowed for an expedited permitting process, enabling construction to begin on an accelerated timeline.

Greenlight Construction delivered the project while navigating several site-specific challenges, including difficult subsurface conditions with solid granite encountered during excavation. The team also coordinated extensively with Valley Metro due to the project’s proximity to the light rail line and worked through complex fire access requirements with an adjacent self-storage property, maintaining progress while ensuring compliance and site functionality.

This 252-unit multifamily community in Phoenix is located on an 8-acre site at 4225 N. 12th Street, assembled over a 30-year period and requiring significant demolition and remediation at the start of construction. The site includes two separate zoning designations, creating added complexity in aligning the final building layout and parking configuration with existing zoning constraints.

Greenlight Construction managed the project with a focus on early site preparation and adaptive planning, working through remediation efforts and coordinating design adjustments to accommodate zoning limitations. The team navigated these constraints to deliver a cohesive and functional development within a uniquely challenging site.
